In April 2020, the water level in the well by the pool dropped to a lower level than was usual at that time of year. It may be that the new hotel build outside the Palms 2 complex caused the level of the water table in the area to drop but whatever the reason, urgent attention was needed.
The second well, by Block N, had been out of action for several years.
The Committee sought advice about the state of the two wells and concluded that the second well should be brought back into service and both needed to be cleaned and
de-silted. Obviously the work needed to be done whilst the water table was low and before any heavy rains.
Hence the work was commissioned and cleaning / de-silting of both wells was completed on 22 May 2020
Work to renew the pump of Well 2 is on hold pending increased occupancy of the complex.

Many of the lamp posts on the complex were broken and some were missing altogether. The electrical wiring covers on some were missing and the wiring itself was in a dangerous condition.
Repairs have now been completed.

Fire extinguishers located around the complex have been checked and replenished

All the manholes on the property have had their side walls lifted so the the covers are visible and are not lost under the dirt. Repairs have been made where required.
October 2021
Three contractors were invited to quote to repair the roofs which have been subject to damp problems. But as with the repaint quotes, the prices quoted were very high. Typically well over 20 lakh to strip and redo the waterproofing of the three apartment block roofs.
The MC decided those quotes were too expensive, particularly because just replacing the damp proofing was not guaranteed to resolve all of the water ingress problems
Instead an alternative approach has been adopted for the three apartment blocks. This will mean:
1. Replacing broken tiles
2. Clearing roofs of the apartment blocks of debris and removing overhanging branches
3. Cleaning the roof areas
4. Repainting damaged areas with waterproof paint
Villa roof problems are being resolved as problems are identified.
As of January 2022, work is continuing. It is clear that roof maintenance needs to be ongoing - there are always new problems arising. So please let the MC know of any water ingress problems that members experience.

The following draft proposal, regarding the painting of apartments and villas at Riviera Palms 2, was agreed by the Management Committee at its meeting on 18/08/2020.
It is now published on the website so that owners may read and comment as necessary to enable the MC to take note of feedback and fine tune the proposal if necessary / appropriate, before any contracts are placed.

As of Autumn 2021 large scale painting was suspended temporarily. The MC felt it was not a sensible use of money whilst Covid is prevalent resulting in very low occupancy levels. It is anticipated the programme will be ramped up again post the 2022 monsoon.
As of July 2023, the MC is working hard to identify contractors capable of doing a quality job at a fair price. Meanwhile our staff are touching up accessible areas
